Let’s look at some other factors to consider. We’ve been building in the local market for 18+ years. We know the market, we know the players, and we know the ropes. We didn’t just arrive from out of state and are trying to capitalize on the market. We live here, our kids live here; we have roots here and are here to stay. We have a personal investment in this market that some other builders may not have.

Established Trade Base
We’ve been working with the local trade base and have a group of experienced trade contractors that build our homes the way we want, not the way they want.

Lot or Site Conditions
We are knowledgeable about tough lot or site conditions. Many times a customer will purchase the last lot remaining in a subdivision or site and think they got a great deal. Well, there is generally a reason that that lot was the last to sell, and at a discount too. All too often we find out that the lot or home site is “challenged”. There are a lot of builders out there that may not know all they need to successfully (and economically) build on a challenging lot. We have many of these lots under our belts and feel confident that we can get your home built correctly under these challenging conditions.

Well and Septic Systems
How about well and septic systems? These can be a real challenge, especially when you are dealing with some of the smaller municipalities. There are many different types of septic systems and they are based on your soil and drainage conditions and can vary greatly in price and complexity. Wells are not as complicated but you need to pay attention to them as well. Correct supply line size and pressure tanks as well as sediment filtration are areas when MorningStar shows its experience, because we pay enough attention to these kinds of details.

The Scattered Lot Environment
Few builders have our depth of experience in building homes on “scattered lots”. Scattered lots is a building industry term that refers to building on a lot or homesite not located in a structured neighborhood. We have over 5 years experience building in this environment. Why is this important? Well, if you get a builder who generally builds in neighborhoods, they just don’t know all the challenges that will arise in a scattered lot situation. From lot and site conditions, to surveying, to dealing with small local building and zoning departments to finding trades that will travel to a “scattered lot” to figuring out how to get power to the home. These are just some of the challenges that face the builder new to the scattered lot environment. At MorningStar Homes, we’ve already been down that road and learned from the trip.

LAND AND LOTS
Many of our customers come to us without a lot or any land to build on. If you fit into this category, give us a call. We have an excellent working relationship with several key brokers in the area who keep us abreast of land and lot opportunities. Workshops and Equestrian
Two other things that you may want to consider when choosing MorningStar Homes. First, we also have experience in building “out-buildings” to accommodate specific needs. For example, have you always dreamed of having that ideal woodworking shop in a detached building? How about a place to work on your car complete with a lift? We have the knowledge and connections to do both of these configurations along with many others that you may need during the design and construction of your new home.

Second, if you’re looking for someone to help you set up a small “horse farm” or equestrian farm, we have a family member that has been working in this area since she was 11 and is a gifted trainer as well as extremely knowledgeable about how to set up and design a horse farm. Just another aspect to this business that we bring to the table.

Interior Design
Lastly, we offer an interior design service with each home. Through a working partnership with Design Right www.DesignRight.biz each customer is assisted with the color, feature and option selection process, as well as furniture placement, traffic flow issues and help with the design of your lighting and electrical layout. Additionally, Design Right can assist you with furniture purchases and the purchase and installation of window treatments along with artwork.
